According to Cushman & Wakefield, in the first quarter the leasing of logistics areas exceeded 200,000 m2, representing 27% more square metres leased over the same period last year.
According to Cushman & Wakefield the leasing of logistics areas during the first three months of the year reached 212,000 square metres, 27% up on the absorption recorded in the last quarter of 2014. Given the total amount recorded in previous years, the logistics market is showing at this time of the year clear signs of recovery. Figures show that 2015 could be an excellent year as regards procurement logistics, considering that in only one quarter, levels of absorption have come to be achieved that represent 65% of the annual total absorption in 2014.
Regarding areas, the bulk of the surface area leased was signed in Baix Llobregat and Barcelona and the area of Tarragona, with the three areas coming to achieve nearly 50% of the leased volume.
A total of 17 transactions were recorded, 14of which exceeded 5,000 m2. The main operation corresponds to the reorganisation of Decathlon in Catalonia, with its new 40,000 m2 logistics centre in Sant Esteve Sesrovires.
Due to this rise in demand, the overall logistics availability rate continues to decrease, at present this is around 19%. In December 2013 it peaked at over 24%. In the prime area, the availability rate is now approximately 13%.
According to Cushman & Wakefield “the logistics market could certainly be starting a cycle of change driven mainly by the improvement on the one hand of exports and on the other, of consumption.”
